Modetz, founder of Modetz Dream Home Collective, has worked full time in real estate for eight years. Before that, she built her career in accounting, earning a bachelor’s degree in the field. That financial background still shapes how she serves clients today. “I understand the numbers,” she says. “Buying or selling a home is expensive. I want my clients to clearly see what it looks like – what repairs may cost, what renovations are worth, and what their bottom line will be.”

Whether reviewing renovation estimates, pricing strategy, or investment projections, Modetz leans into the analytical side of real estate. “Not every Realtor has an accounting degree,” she says. “That’s something unique I bring to the table.”

Her path into real estate was deeply personal. After the loss of her mother and a house fire in Oxford within the same week, Modetz reevaluated everything. “When everything changes that quickly, you start asking what your purpose is,” she says. “I didn’t feel called to accounting anymore. I wanted to serve people in a meaningful way.”

Drawn to architecture and design, she earned her real estate license and “hit the ground running.” Today, design insight is another advantage she offers sellers. “We’re prepping your house to get the most traffic and the best offer,” she explains. “Sometimes that means editing – pre-packing, painting, or rethinking a space. I want buyers to see the home’s features, not distractions.”

While Modetz works with clients at all price points – from $100,000 homes to $1.5 million estates – she has carved out a niche in luxury, acreage, waterfront, and golf course properties throughout Oxford, Metamora, and surrounding communities. “I live on acreage myself,” she says. “I understand wells, septic systems, geothermal heating, pole barns, horse barns. If you’re buying land, let’s put on boots and walk it.”

She also works with investors, including clients purchasing and renovating properties for short-term rentals. Still, she is candid about today’s challenging market. “The good deal right now is getting the home,” she says. “Inventory is low, demand is high, and first-time buyers especially face tough competition.”

A longtime Oxford resident, Modetz and her husband are raising their two daughters in the community alongside extended family who followed them here. She describes Oxford as “a close-knit community with a small-town feel and easy access to larger cities.”

That sense of connection extends into her professional life. A member of the Oxford Chamber for several years, she values the collaboration among local businesses. “Everyone shows up for each other,” she says. “You don’t always see that in larger communities.”

Her dedication has not gone unnoticed. Modetz was voted Oxford’s Best Realtor in both 2024 and 2025 and, in 2025, ranked among the Top 100 agents out of 13,000 in Oakland County.

“It’s been a gift to serve my clients,” she says. “I keep serving them well, and they keep referring me. That means everything.” For Modetz, real estate is not just about property. It is about purpose – and helping families find not just a house, but home.
